Welcome to the Wanderfalk Lodge!
These Terms and Conditions (T&C) apply to all confirmed bookings of the Wanderfalk Lodge.
Deviations from these T&C are only valid when agreed and confirmed with an e-mail from the Wanderfalk Lodge.
Reference to “us”, “our” or “we” means the owner of the Wanderfalk Lodge. Reference to “the property” means the Wanderfalk Lodge. Reference to “the Guest” or “you” means the person or persons accepted by the Owner as authorised to occupy the Wanderfalk Lodge for the period specified in the booking.
1. Booking and Payment
1.1 We will send the Total Rental invoice by email – this includes the Rent, Cleaning fees and Tourist Tax. We request a 30% upfront payment of the Total Rental costs within 3 days of receipt of the invoice.
1.2 A booking agreement between the Guest and Wanderfalk Lodge is established once we have received the first payment and the booking is confirmed with an e-mail from Wanderfalk Lodge.
1.3 The remaining amount of the Rental Costs and the deposit of €1000 is payable no later than 12 weeks before the arrival date. The due date is shown on the invoice. When the reservation is made less that 12 weeks before the arrival date, the deposit and total rental price (rent, cleaning fees and tourist tax) should be paid at the time of the booking.
1.4 If the remaining payments are not received at the due date given on the invoice, we reserve the right to treat the booking as cancelled as set out in ‘Cancellation by Guest’ section (Clause 3) below.

2. Deposit and Damage
2.1 We request a refundable deposit of €1000, for which you will receive a separate invoice. The deposit serves as a guarantee to cover damage and costs that the Wanderfalk Lodge owner suffers in the event of non-compliance with the obligations of the Guest and those accompanying the Guest (for obligations see Clause 5).
2.2 Costs incurred for damage to the property and its contents, to return the property to an acceptable standard and/or for excessive energy and water consumption, will be deducted from the deposit. In case these costs are more than the security deposit, the Wanderfalk Lodge owner has the right to hold the Guest liable for the additional costs.
2.3 The deposit of €1000 will be refunded 7 (seven) days after the rental period and after settlement of claims.
2.4 In case any damage caused is not compensated completely directly during the stay, the Wanderfalk Lodge owner maintains the right to hold the Guest liable for the compensation thereof. All related costs will be the responsibility of the Guest.
Please note, the deposit will be refunded to the bank account that was used for the payment
3. Cancellation by Guest
3.1 A cancellation request should be sent to us by e-mail to email@example.com. Cancellation confirmation will be sent within 7 (seven) days of receiving the cancellation request.
3.2 The following cancellation costs will be charged:
- Till 12 weeks before arrival – Cancellation costs of 30% of the Total Rental Price;
- 8-12 weeks before arrival – Cancellation costs of 50% of the Total Rental Price;
- 4-8 weeks before arrival – Cancellation costs of 70% of the Total Rental Price;
- Less than 4 weeks before arrival – no refund
3.3 In the event where the booking has been confirmed by us but the Total Rental Invoice and/or Deposit was not paid on time, Wanderfalk Lodge will cancel your reservation and your upfront payment will not be refunded.
We strongly recommend that our guests take out cancellation insurance should they be in any doubt as to their ability to fulfill a booking commitment.
4. Change Request
4.1 Changes to a reservation can be made until 12 weeks before arrival and the below-mentioned conditions apply:
- Change request needs to be sent by email to firstname.lastname@example.org.
- Wanderfalk Lodge will accept the change request only if there is availability for the requested dates and it is in the same year and season as the original request. Wanderfalk Lodge allows one change.
- If the Total Rental Price is higher for the new requested dates, Wanderfalk Lodge will send an invoice for the price difference by email. The change request will be processed only after the payment is received.
- If the Total Rental Price is lower for the new requested dates, Wanderfalk Lodge will not refund the difference in Total Rental Price.
4.2 In case the reservation change is not possible, the cancellation policy as per Clause 3 applies.
5. Liability and obligations of the Guest
5.1 We kindly ask our guests to treat our chalet manager with respect and respect our houserules.
5.2 The Property can only be shared with members of the party shown on the booking confirmation. The total number of people stipulated on the booking confirmation cannot be exceeded.
5.3 The Property may be used for personal and domestic purposes only.
5.4 During the stay in the Wanderfalk Lodge, the Guest is responsible for the Lodge, the furniture and everything related to the property and should ensure no damage occurs.
Damage of the Lodge, the furniture and everything related to the property caused by the Guest or any other users who have been allowed entrance to the Lodge by the Guest, will be compensated by the Guest.
Existing damage should be reported to the Property Manager on the day of arrival. Any damage not reported on the day of arrival will be the responsibility of the Guest. Please report any new damage immediately so that we can arrange for repair.
We recommend that our guests have a damage and liability insurance (including coverage for fire and water damage).
5.5 It is not allowed to depart with or remove any possessions, furniture or effects on or of the Property.
5.6 The lodge and the surrounding garden must be kept and left clean and tidy (according to the rules of the lodge). If the lodge and/or garden is left in an excessive untidy and dirty state, the Guest will be liable for extra cleaning charges.
5.7 Electricity and water should be used responsibly. It is mandatory to switch off appliances such as the oven, TV and lights when leaving the lodge. Please switch off the sauna after each use.
The controls of the electric supply and heat pump are located in the technical room, guests are not allowed to change the settings. Excessive energy and water consumption will be charged.
5.8 It is not allowed to cause a nuisance or disturbance to any neighbours. We just expect normal behaviour in a living area. So regular noice levels during the day (no loud music, parties, après ski, etc.) and between 21:30 and 8:00 strictly no noice outside. In case the neighbours are required to contact the chalet manager, owner or the police during your stay as a consequence of serious noise complaints we will terminate the rental agreement and charge you EUR 1000,- for the disturbance (deposit money).
We have 2 noise monitoring devices (Minut), one in the living room and one on the outdoor veranda. They just measure decibels, they don’t record video or audio. This is to keep our property safe and our neighbours happy. They will be on during your stay.
5.9 The property is non-smoking. If you wish to smoke, smoke outside and please do not discard the cigarette butts in the area. Please discard the butts responsibly as it helps keep the surroundings clean and reduces the risk of fires in summer. If you smoke inside, we will charge a fine and extra cleaning costs.
5.10 Open fires (also in a fire pit) are not allowed
5.11 Pets are not allowed at Wanderfalk Lodge
5.12 It is not allowed to do anything to make void or voidable any policy of insurance.
5.13 The Owner or their Property Manager or contractors are allowed reasonable access at all times.
In the event that any of these Lodge rules are breached, the Owner or their Property Manager may forthwith re-enter the Property and terminate the occupation and/or pass to the Guest any additional charges and claim damages for all losses.
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or total rental price, and the party will not be permitted to check in.
6. Liability of Wanderfalk Lodge
6.1 The Owner does not accept any liability for loss, theft or damage of any kind, suffered by the Guest or the Guest belongings.
6.2 The Wanderfalk Lodge owner is not liable for damage caused by natural disasters, nuclear disasters, war, attacks, strikes, epidemics and other situations of force majeure that are beyond the influence of the Wanderfalk Lodge owner.
6.3 The use of all facilities is at the Guest’s own risk and responsibility.
6.4 The Wanderfalk Lodge Owner is not liable for failures in the provision of services or defects in services provided by third parties.
We provide a free & fast Wi-Fi Internet connection at the Wanderfalk Lodge. The speed is however “as-is” and cannot be guaranteed, as the Wanderfalk Lodge is dependent on its provider. We shall not be liable for any failure or unavailability of the Wi-Fi Internet signal or connection.
If the Guests use our free Wi-Fi internet connection, they are solely responsible for complying with all relevant laws and ensuring that no computer or software virus, inappropriate or illegal material, is accessed or downloaded, and we shall be fully indemnified by any Guest using our Wi-Fi internet service against any computer or software virus downloaded which causes damage to our software, systems or hardware, and against any other consequences of them accessing or downloading inappropriate or illegal material. It is the sole responsibility of each Guest to ensure that any parental locks or other restrictions are in place, and we cannot accept any responsibility for any inappropriate access or use of the Internet by children or others.
6.6 Sauna & Fireplace
Guests are welcome to use the sauna and fireplace but do so entirely at their own risk and that by accepting these Terms and Conditions, agree that the Wanderfalk Lodge owner and their staff are not liable for any injury or loss of life suffered by the Guest resulting from any and all sauna and fireplace accidents or incidents.
The Guest also agrees that children must be supervised at all times.
For young children, pregnant women, persons under the influence of alcohol and persons with heart issues the use of sauna is not advisable
7. Non Availability of Wanderfalk Lodge
If the Wanderfalk Lodge owner needs to cancel the reservation, we will inform the Guest as soon as possible and give a full refund of the money that has been paid already. The Guest has no other rights than the money paid already to Wanderfalk Lodge. This clause 7 does not apply in case of force majeure (clause 8).
8. Force Majeure
No refund of the rental costs will be granted in the case of “force majeure” which includes, but is not limited to, an event such as a natural disaster, nuclear disaster, war, attack, strike and epidemic.
9.1 From time to time it may be necessary to undertake repair, maintenance, or similar work either at or inside the Property, and we reserve the right to undertake any such work without making or paying any compensation, refund or similar payment to the Guest or any member of his/her party.
9.2 Similarly, we cannot accept any responsibility for any construction, maintenance or repair work by any neighbouring or other property, nor for road works or utility works. No compensation, refund or other payments shall be made in respect of any such works.
10. Website information
10.1 The photographs and images on our website may not reflect the actual or current furniture, decoration, room layouts or fixtures and fittings; and we reserve the right to change furniture, decorations, room layouts and fixtures and fittings at any time.
10.2 We reserve the right to amend prices quoted due to errors or omissions or changes beyond our control.
10.3 Not all mentioned facilities and activities in the region are open and/or available all year round. Due to circumstances, facilities and activities may be (temporarily) unavailable. The Wanderfalk Lodge is not responsible for this. If facilities and activities in the region are not open and/or unavailable, no compensation, refunds or other payments will be made to the guests. Use of these facilities is also at own risk of the guest.
If you have any cause for dissatisfaction please contact the property manager immediately (within 24 hrs). If the complaint is not satisfactorily resolved by the manager within 24 hours of reporting it, please contact us. We will then assist you further.
We regret we cannot consider any complaints where we have not been given an opportunity to investigate the complaint and endeavoured to put matters right during the rental period; or any complaints made on or after departure.
12. Governing Law and Jurisdiction
The booking confirmation and these Terms and Conditions create a binding Agreement between you (the Guest) and us (the Owner), and are governed by and shall be construed in accordance with Austrian law. This Agreement is subject to the exclusive jurisdiction of the Austrian courts.
